By means of this specification, the general design and application principles of the flats existing in the ROYAL ELITE Project and also the mainlines of the systems and materials to be used are defined. The TSE (Turkish Standards Institution) norms shall be observed relating to all of the materials to be used. 1. HOUSING ESTATE GENERAL 1.1 There are 778 independent sections in total, as 747 houses in total and 31 commercial units in 8 Blocks in the project settlement. 2. STRUCTURE GENERAL 2.1 The ground study has been already carried out and performed incompliance with the related regulations, specifications and norms in the land on which the project shall be performed and the university approval has been also obtained for the ground study reports. 2.2 The carrier system designs have been formed and structured by means of taking the Reinforced Concrete Skeleton System as basis by means of taking into consideration the rules of the Regulations about the Structures to be built in the Earthquake Regions as well as the Design and Construction Rules of the Reinforced Concrete Structures TS 500. 2.3 The foundation system of the blocks shall be made and built as the raft or piled raft foundation by means of choosing the most appropriate system under certain loading and ground conditions for each of the structures, by means of carrying out and performed all of the required ground examinations. The projects shall be prepared in compliance with the earthquake regulation and the sufficient security coefficients and then the construction works shall be carried out and performed by means of the secure Conventional construction techniques, which satisfy the luxury residence comfort. The iron class to be used in the structures shall be C40 concrete with high resistance and the reinforced concrete steel shall be B420C class ribbed steel. 3. INSULATION 3.1 The building foundations and the basement floors shall be insulated from water by means of the bundling method in compliance with their specific projects. 3.2 The heat and water insulation shall be made and performed in compliance with their specific projects in the terrace roofs of all of the blocks. 3.3 The water insulation shall be made and performed in compliance with their specific projects in all of the sections of the structures remaining under the soil/ground. 3.4 The water insulation shall be made and performed in compliance with their specific projects in the terraces, balconies and wet areas of the structures. 3.5 The water and noise insulation shall be also made and performed in compliance with their specific projects in the boiler room site. 3.6 The heat and noise insulation shall be also made and performed in compliance with their specific projects in between both of the independent sections in the blocks. 4. EXTERNAL FRONT 4.1 The coating materials and/or the external front paint shall be used in the external fronts of the blocks and in some place in compliance with their architectural projects and also the jacketing shall be made in the manner to ensure the necessary heat insulation, in compliance with the Heat Insulation Regulation. 4.2 The brick wall and/or gas concrete and/or iso-brick shall be used in the external front walls. 4.3 The brick wall and/or gas concrete and/or plasterboard partition wall shall be used in the internal front walls. 5. INTERNAL-EXTERNAL JOINERIES 5.1 All of the windows and balcony doors to be used in the structures shall be made of aluminum joinery, at the 1st Class. 5.2 All of the glasses to be used in the external front joineries shall be TSE certified, Thermopane patented double glass. 5.3 The flat entrance doors shall be Kale brand steel door in compliance with its project. 5.4 The interior doors of the flat shall be PVC coated on the MDF to be in 1st class. 6. FLAT INTERIOR SPACES 6.1 Entrance Hallway and Corridors  Flooring: It shall be SERANİT branded ceramics in the measurement in compliance with its project.  Wall: The water based satin paint shall be made on the gypsum plaster in compliance with its project.  Ceiling: The water based ceiling paint shall be made on the plasterboard suspended ceiling in compliance with its project.  Cloakroom Cabinet: The cabinet with mirror shall be made, with the PVC coated cover on the MDF to be in 1st class in compliance with its project. 6.2 Hall  Flooring: The 1st class laminated parquet shall be made in compliance with its project.  Wall: The water based satin paint shall be made on the gypsum plaster in compliance with its project.  Ceiling: The water based ceiling paint shall be made on the gypsum plaster in compliance with its project. 6.3 Kitchen  Flooring: The SERANİT branded ceramic shall be made in the measurement in compliance with its project.  Wall: The ceramic shall be made between the water based stain paint / kitchen counter – upper cupboard on gypsum plaster in compliance with its project.  Ceiling: The water based ceiling paint shall be made on the gypsum plaster in compliance with its project.  Kitchen Cupboards: The PVC coated covered and INTEMA brand cupboards shall be used on MDF in compliance with its project.  Counter: The 1st Class Laminated kitchen counter shall be used.  Embedded Products: SIEMENS brand Furnace, oven, hood fume, full embedded laundry machine shall be provided as set.  Sink: One of the Teka, Franke or Blanco brands shall be used.  Fixture: Vitra Artema branded products shall be used. 6.4 Rooms  Flooring: It shall be made as the 1st class laminated parquet in compliance with its project.  Wall: The water based satin paint shall be made on the gypsum plaster in compliance with its project.  Ceiling: The water based ceiling paint shall be made on the gypsum plaster in compliance with its project. 6.5 Bathrooms  Flooring: The SERANİT branded ceramics shall be made in the measurement in compliance with its project.  Wall: The SERANİT branded ceramics shall be made in the measurement in compliance with its project.  Ceiling: The water based ceiling paint shall be made on the waterproof plasterboard suspended ceiling.  Bathroom Cabinet: The VİTRA brand bathroom cabinets shall be used in compliance with the design and detail project.  Washbasin: VİTRA ARTEMA brand shall be used.  Fluh tank: VİTRA ARTEMA brand shall be used.  Shower Cabin: VİTRA ARTEMA brand shall be used.  Bathroom Accessories: 1. Class, Toiler paper holder and towel holder shall be used.  Fixtures: VİTRA ARTEMA brand shall be used. 7. COMMON AREAS 7.1 Block Entrances 7.1.1 The block entrances shall be made as marble or ceramic coating in compliance with its project. 7.1.2 The plaster + paint, ceramic or marble materials shall be used in compliance with its project in the block entrances wall coatings and coverings. 7.1.3 The plaster + paint application shall be made on the suspended ceiling in compliance with its project in the block entrances. 7.1.4 The aluminum or iron joinery shall be used in the block entrances. 7.1.5 The intercom system with speaking module shall be made and built, with camera feature, in the entrances. 7.2 Flat Hallways 7.2.1 The ground coatings shall be made as SERANİT brand ceramic coatings in compliance with its project. 7.2.2 The wall coatings shall be made as the water based plastic paint on the gypsum plaster. 7.2.3 The ceramic or marble or stainless lift doorjamb shall be used in compliance with its project in the flat hallways lift door fronts. 7.2.4 The satin plaster + paint application shall be made on the plasterboard suspended ceiling in compliance with its project in the ceilings. 7.3 Staircases 7.3.1 The marble or ceramic or artificial marble materials shall be used in the main building Staircase hallways ground and steps and the fire escape steps and hallways ground shall be made alum. 7.3.2 The wall coatings shall be made as water based plastic paint on the gypsum plaster. 7.3.3 The satin plaster + paint application shall be made on the plasterboard suspended ceiling in compliance with its project in the ceilings. 7.3.4 The staircase banisters shall be made as electrostatic paint on the aluminum or iron profile material. 7.3.5 The staircase hallways doors shall be made in compliance with the fire regulation. 7.4 Lifts 7.4.1 There are 3 passenger lifts + 1 emergency lift in compliance with its project in seven blocks and also 2 passenger lifts in each block. The brands which comply with the TSE norms shall be used in the lifts. 7.4.2 All of the lifts shall descend to the basement floors. The lift cabinets shall have the ventilation and intercom system, the cabins shall come to the floor automatically and shall cause opening the cabin doors, in case of any power interruption. 7.5 Car Parks 7.5.1 In the project 2 car park areas shall be allocated for the 5+1 and 4+1 flat types, 2 car park areas shall be allocated for the flat types with more than 100 m2 net area (Balcony included) of the 3+1 flats, 1 car park area shall be allocated for the flat types with less than 100 m2 net area (Balcony included) of the 3+1 flats, 1 car park area shall be allocated for the 2+1 flat types 1 car park area shall be allocated for the flat types with more than 39.31 m2 net area (Balcony excluded) of the 1+1 flats The above-stated flats shall use and benefit from their numbered and allocated places in the closed car park area. The flat types with less than 39.31 m2 net area (Balcony excluded) of the 1+1 flats shall benefit from the open car park areas. 7.5.2 The direct access shall be ensured from the closed car park areas to the blocks. 7.6 Depots 7.6.1 The depot area shall be allocated in the basement floors of the blocks, as the area and place/location shall be evident in the management plan for each flat. 7.7 Landscape Areas 7.7.1 All of the landscape areas shall be completed in compliance with the landscape project. (Plant, water elements, children playgrounds, sitting groups, etc) 7.7.2 All kinds of irrigation installations relating to the vegetated zones in compliance with the landscape project shall be made in compliance with their specifications and projects. 7.8 Social Facilities 7.8.1 Spaces which shall take part in the Closed Social Facility ;  Closed swimming pool,  Men and Women Sauna (Spa),  Men and Women Massage Rooms,  Fitness Hall,  Pilates Hall,  Cafeteria ,  Children Playground Area, 7.8.2 Open Social Facility Areas ;  Open swimming pool for children,  Mini Basketball field,  Children Playground Area,  Decoration pools. 7.9 Security 7.9.1 The entrances/exits to and from the housing estate by the pedestrians and vehicles shall be performed through the main entrance doors/gates of the housing estate with the barrier control. 7.9.2 The Closed Circuit TV (CCTV) installations shall be planed in order to monitor the housing estate entrance gates, surrounding the housing estate, building entrances, children playground areas and the car park areas properly. The digital recording equipment, monitor and selective keyboard shall be installed in the CCTV center which shall be established in the security building of the housing estate in question. All of the cameras shall be recorded for thirty (30) days period of time in the Security Center at the 7/24 basis with the resolution in which they are operating. 7.9.3 The visual intercom system shall be established. It shall be possible to establish audiovisual communication with the building entrance and the housing estate entrance from the flats. 7.9.4 It shall be also possible to monitor the children playground areas through the TV system from the flats. 8. ELECTRICITY SYSTEM 8.1 Electricity Installations 8.1.1 The materials which comply with the TSE norms and which could satisfy the technical conditions shall be used in the electricity installations in the flats. 8.1.2 There shall be leakage current protection relay with the life protection feature in al of the grouped lighting socket line circuits. 8.1.3 The Legrand brand switches and sockets shall be used inside the flats. 8.1.4 The generators shall be established in order to cover and meet the energy (power) requirements of the road, environment and common area lightings, central systems, common technical infrastructure equipments, lifts and social facilities, in case of any potential electricity interruptions. 8.1.5 The grounding and lightning protection installation shall be also made in all of the buildings. 8.1.6 The independent electricity counters/meters shall be used pertaining to each individual flat. 8.1.7 The lighting (illumination) of the environment shall be ensured for minimum three (3) hours period of time in case of any electricity (power) interruption by means of using the fixtures with the emergency kits in the common areas. 8.1.8 The furnaces and ovens to be used in the flats shall be electricity operated. 8.2 TV, Telephone, Internet, Intercom Infrastructure 8.2.1 There shall be central Head End system installed in order to provide the satellite TV broadcastings. 32-channel broadcast + Digitürk + DSmart broadcast infrastructure shall be provided for each flat. The flat owner shall be able to watch these broadcasts by means of becoming subscriber in Digitürk or DSmart (decoders could be attached to each TV socket). 8.2.2 The internet infrastructure shall be established for each flat. It shall become operable by means of becoming subscriber in the related administration by the flat owner. 8.2.3 The telephone infrastructure shall be established for each flat. It shall become operable by means of becoming subscriber in the related administration by the flat owner. 8.2.4 There shall be visual, color intercom equipment in each flat. 8.2.5 There shall be counter reader automation system which shall ensure remote reading for the water counter and calorimeter (share meter) in each flat. 8.3 Fire Detection, Emergency Announcement and CCTV Installations 8.3.1 The detectors shall be placed for the fire detection purposes in each flat and in all of the closed areas. 8.3.2 There shall be buttons and sirens in all of the common areas. 8.3.3 The loudspeakers shall be placed for the purpose of emergency announcement system in all of the common areas. 8.3.4 The carbon monoxide detectors shall be available in the closed car park areas. 8.3.5 There shall be the closed circuit camera system which shall monitor the entrance and exit of all of the car park areas and buildings (vehicles and people), children playground area and black spots in the surroundings of the buildings. 9. MECHANIC SYSTEM 9.1 Heating and Cooling System 9.1.1 The independent or joint boilers with the high productivities shall be used pertaining to the block/blocks in the basement floors of each block or blocks. The social facility boiler room shall be established independently as well. 9.1.2 The flat stations shall be established in the flat entrances and all of the heating and warm water expenditures shall be shared with the users by means of the share meters. 9.1.3 The ECA brand panel radiators shall be used in all of the rooms inside the flat and the towel warmer type radiators shall be used in the bathroom areas. 9.1.4 The multi split and/or split air conditioner infrastructure shall be established to be used in all of the halls and parent bedrooms in all of the flats as well. The interior and exterior units are not included in the delivery process. 9.2 Hygienic Installations 9.2.1 The materials which shall satisfy the technical conditions and which comply with the TSE norms shall be used in the hygienic installations of the flats. 9.2.2 The heating system of the residences is the central system at the basis of blocks and the warm water supply shall be ensured without any interruption during 24 hours. 9.2.3 The drinking water and potable water of the residences shall be supplied from the city mains/network and the independent stainless modular water depot shall be established under each block and the clean water shall be supplied to all of the flats by means of the water boosters, against the water interruptions and pressure insufficiencies. 9.2.4 The independent remotely readable water meters / counters shall be used in each flat. 9.2.5 The rain waters shall be collected by means of the TSE certified PVC pipes and then shall be connected to the related infrastructure lines properly. 9.2.6 The dirty water colons shall be collected by means of the TSE certified PVC silent pipes and then shall be connected to the related infrastructure lines properly. 9.3 Ventilation Installations 9.3.1 The bathrooms shall be ventilated by means of the aspirators in compliance with its project in the residences. 9.3.2 The car park areas shall be ventilated by means of the Jet-Fan and/or channel fan system. 9.3.3 The hood fumes with the active carbon filters shall be used in the residence kitchens. 9.4 Natural Gas Installations 9.4.1 The natural gas installations shall be connected/drawn to the residences and the social facility boiler rooms and no natural gas installation shall be made inside the flats. 9.5 Fire Installations 9.5.1 The automatic sprinkler system shall be established in all of the blocks. The fire cabinets, fire brigade water taking tip, fire warning button and fire alarm system shall be established in the flat corridors. 9.5.2 The smoke detection system shall be established inside the flats and in the kitchen and entrance areas. 9.5.3 The automatic sprinkler extinguishing system shall be established in the car park areas against the risk of fire. 9.5.4 The emergency lighting and direction fixtures shall be established in compliance with the fire regulation. 9.5.5 The hydrant system shall be established at the basis of parcels. The fire brigade water supply hydrants shall be also established at the basis of the blocks. Note: In case of making changes due to the product supply difficulties and/or because of some technical grounds in the products which are written with single brand in the site list, the Seller shall have the right to choose and use one product from among the equivalent models. In the event the related brand could not supply any product into the Turkish market, then the Seller reserves the right to use a different branded product with the equivalent quality as well. The right of choice shall belong to the Seller in the products with the alternative Brands/Models. The Seller also reserves the right to make some changes on account of the product supply difficulty and due to some technical grounds in all kinds of architectural materials which are used in the exemplary / model flat, in the kitchen and bathroom cabinets, cupboards, joineries and doors and in all of the other materials whatsoever. The equivalent models shall be used in these changes to be made and the articles of the related technical specifications shall become valid and in force relating to all of them.
